Patricks Place (Wiley Street, Wakefield)
The Saugus River Watershed Council has been tracking and commenting on the potential development of the Cunningham property located on Wiley Street along the Mill River in Wakefield.
The property contains a significant amount of naturally vegetated open space that provides a valuable buffer zone to the Mill River. With its location along the Mill River and adjacent to the MDC-owned Breakheart Reservation, the site also provides important corridors for wildlife. Because the neighborhood already experiences significant flooding, the Cunningham property also plays an important role in providing protection from increased flooding.
By submitting comment letters and attending Wakefield Conservation Commission and Planning Board meetings, SRWC is working to protect the 200-foot Riverfront Area along this site. We believe that the current proposal to develop Patricks Place into a residential subdivision, which proposes development of almost 10% of the Riverfront Area, would increase public health problems associated with flooding, increase stormwater pollution to the Mill River, reduce valuable buffer zones along the Mill River, and damage river habitat through increased erosion. At a minimum, buildings should be moved out of the Riverfront Area.
At the urging of Senator Richard Tisei, SRWC and others, the Metropolitan District Commission is considering potential acquisition of this site for its habitat value and potentially rich archaeological resources.
